BEFORE YOU MOVE IN
Once you have agreed to rent a property through Latimer we will be required to take up references on behalf of the landlord. We use independent referencing companies who will check your identity, immigration and visa dates where necessary, acquire confirmation from your present or last landlord, and employment details which will include your salary. Credit checking will be carried out to ascertain any CCJ’s.
A Tenancy Agreement will be drawn up.
Before moving into the property we will require one month’s rent in advance and a month and a halfs deposit. The deposit will be registered with TDS (The Tenancy Deposit Scheme) and held for the duration of the tenancy. A Registration Certificate will be given providing details of the tenancy and the amount paid.
An inventory and schedule of conditions prepared by Latimer and checked in by us.
EXISTING TENANT
Renewing or extending your Tenancy Agreement. No Charge
If you wish to leave the property earlier than the original date and intend to replace yourself with another suitable tenant you will be charged an exit fee of £100.00 inc VAT to cover our administration time and costs. All changes to your Tenancy Agreement are subject to your Landlord’s approval.
When vacating the property and an inventory prepared by Latimer is being used for the checkout there is:- No Charge
If the Landlord has used an independent Inventory Clerk for the Inventory then the same Inventory Clerk will be used for the checkout. There will be a separate charge to be paid by the tenant which we will find out the cost prior to the end of the Tenancy.
