We provide expert advice as to the market valuation, and advise on all aspects of the maximum potential that can be achieved to obtain a good rental income.
Advice on compliance issues and where required arrange for the necessary certificates such as Gas Safety and Energy Performance Certificates. Continue to arrange the annual Gas Safety Certificate for the duration of the property being managed by Latimer.
Take colour photographs in readiness to advertise on the property websites, Zoopla, Prime Location, On The Market.com. The local property paper and the window display.
Accompany all viewings.
Once a potential tenant has been found, pass on all the tenant's information to an independent referencing company who will carry out extensive credit checks, identity checks, and employment referencing.
Draw up an ARLA Assured Shorthold Tenancy Agreement.
Prepare an inventory and schedule of conditions and check the tenant in and out at the end of the Tenancy. If the Landlord requests an independent Inventory Clerk to carry out the inventory and the check in then there will be a separate charge.
Before the tenant moves in, collect a months' rent in advance, and a Security Deposit equivalent to five week’s rent. The Security Deposit will be registered with the TDS (Tenancy Deposit Scheme) and held in a Client's Account for the duration of the Tenancy. A Registration Certificate will be given to the tenants with the Prescribed Information.
Transfer all the Utility Bills into the new tenants name and request the interim bills for the Landlord.
Advise the new ingoing tenant of the methods of paying the rent.
Collect the rent on a monthly basis and account to the Landlord in line with the rent due
day. The monthly statement will show incoming rent less any outgoings such as repairs, less our fees. The balance will be paid into the Landlord's chosen bank account by BACS on a faster payment system.
Chase the tenants for any late payments and report to the Landlord with feedback.
Advise on annual rent increases where necessary and renew the tenancy agreement where required.
If a new tenancy agreement is not required then the tenancy will continue onto a Periodic Tenancy.
Inspect the property and report to the Landlord regarding any maintenance issues. If repairs are necessary, arrange for the relevant quotes and discuss with the Landlord.
When the Tenancy comes to the end of its term we will arrange with the tenants for a checkout against the original inventory.
If there is work to be carried out such as general cleaning, carpet cleaning, repairs, decorating, garden maintenance etc., we will organise the contractors for each task.
NOTICES:
In most cases Latimer will serve the necessary Section 21 Notice for the tenant to vacate.
However, if the situation is not straight forward then a Solicitor will be instructed to serve the relevant Notices at a separate fee.

ADDITIONAL FIXED FEES:-
- Gas Safety inspection/certificate £60.00 plus VAT
- Gas Safety inspection/certificate including the boiler service E80.00 plus VAT
- Energy Performance Certificate ranging from E75.00 upwards for a one bed flat. We use ecoEPCs and the website address is www.ecoepcs.co.uk
- All properties require an EICR before they are let. This is an Electrical Installation Condition Report which has to be carried out by a qualified electrician. Our electrician, Blue Bird Electrical Services Ltd, charges for an initial report £200.00 plus VAT. If there are any other works required to bring the property's electrics to an acceptable standard, then an estimate will be given. The report has to be carried out every five years.
NB. The above list of charges, are the exact figures charged to us by our contractors which are passed directly onto our Landlords. No extra add on fees! These prices will change as and when our contractors increase their tariff. All Landlords will be notified immediately of all changes when it happens.
